The Long Duct Behind a South Jordan Laundry

Putting the laundry room on the bedroom floor was one of the better ideas in modern house design. It also created the longest, most awkward dryer duct runs anybody has ever had to clean.

The geometry of a second-floor laundry

A dryer on the main floor of an older house vents through the nearest exterior wall, and the run is often only a few feet. Put the same appliance on the second story of a South Jordan home and the duct has to travel through a wall cavity, turn, run horizontally through a ceiling space, turn again, and rise to a roof termination or a high sidewall vent. Every one of those elbows costs airflow, and manufacturers publish an equivalent length allowance that a run like that can quietly exceed before anybody moves in.

The consequence is specific. When airflow drops, lint that should have been carried outside settles wherever the air slows down, which is at the elbows and along the horizontal section. On a vertical rise, some of it simply falls back down and accumulates at the bottom of the riser where it is hardest to reach with anything short of a rotary brush driven the full length.

What a restricted vent costs you

Longer cycles first, then a laundry room that is warm and damp while the dryer runs, then clothes coming out hot rather than dry. Behind those symptoms sit two real costs. The dryer's heating element and thermostat work far harder than designed, which shortens the appliance's life. And lint is genuinely combustible, packed lint more so, sitting in a duct that is being heated repeatedly. That is the whole reason this is a service rather than a chore.

Doing the job properly on a long run

We clean from both ends where access allows, using a rotary brush on flexible rods driven the entire length with a vacuum capturing what comes back. Then we go outside and check the termination, because a roof or high wall vent is exactly the sort of thing that never gets looked at. We are checking the damper opens freely, that no bird has nested in it, and that the hood has not been screened over with mesh, which is a common and counterproductive addition. We also measure airflow afterwards, so the improvement is a number rather than an impression.

If the duct itself is the problem, flexible foil where rigid metal belongs, a crushed section, or a run simply too long for the appliance, we will tell you and describe what changing it involves. Cleaning cannot fix bad routing, and pretending otherwise just books us the same job next year.

Questions

Dryer Vents in South Jordan — common questions

The laundry is on the top floor and the duct goes out through the roof. Can that even be cleaned?

Yes, that is a routine job for us. We drive a rotary brush the full length on flexible rods and capture the debris with a vacuum, working from the appliance end and from the termination where it is safely reachable. Roof terminations also deserve an inspection while we are up there.

How do I know if the run is too long rather than just dirty?

Airflow measurement after cleaning is the test. If a properly cleaned duct still cannot move the air the manufacturer requires, the routing is the limit, not the lint. At that point the honest options are rerouting, a shorter path, or in some cases a booster, and we will lay them out.

Does a condenser or heat pump dryer need this?

A true ventless condensing dryer has no duct to clean, but it does have a condenser coil and filters that clog with the same lint, and performance falls off badly when they do. If yours vents outside at all, then yes, it needs the duct cleaned like any other.

How often for a family of five in a newer home?

Annually as a baseline, and consider every eight months if the dryer is running most days and the duct run is long. The frequency should follow the load and the routing, not the age of the house.
