The First Real Look at a South Jordan Fireplace

Most of these chimneys are not chimneys

Walk a street built here in the last thirty years and the tall shapes on the rooflines are chases: timber-framed boxes finished in stucco, siding or a thin skin of stone, with a listed metal flue running up the inside. They do the visual job of a masonry stack without being one. That distinction matters, because a chase has no mass, no crown and no mortar. What keeps weather out of it is a sheet-metal lid across the top, fastened down and sealed at the seams, and that lid has the shortest service life of anything in the assembly.

When a chase cover rusts through or its seams open, water runs down the outside of the flue pipe and into the framing around it. Nobody sees any of that from the ground. It presents years later as a stain on a bedroom ceiling, by which point the job has turned into carpentry.

Gas as the default hearth

A great deal of the newer housing on this side of the valley was built with a sealed direct-vent gas fireplace as the standard fitting, wood being the exception rather than the rule. Those appliances are undemanding, and undemanding gets rounded off to maintenance-free. Ten years of dust on the burner, a glass gasket gone hard, a spider web across the pilot assembly and a blower bearing nobody has ever touched all accumulate quietly, then announce themselves on the first genuinely cold night of the year.

Neighborhoods that age together

Much of South Jordan went up inside a fairly short span of years, master-planned tracts included, which means a large number of fireplaces here are reaching the same stage of life at the same time. Gaskets, chase covers, dampers and fan motors do not fail on a schedule, but they do have service lives, and a neighborhood built in one wave tends to need the same work in one wave.
