Metal, not masonry

A factory-built firebox vents through double- or triple-wall metal pipe, and what you see from the street above one is usually not brick at all. It is a framed box with siding on it and a sheet-metal lid. Those systems are perfectly safe while they are intact and while every component in them is the one the manufacturer listed for it. They fail from the top down. A flat cover holds a puddle, rusts through along its seams, and then drips onto the pipe and the framing around it for years before a stain finally shows on a ceiling somewhere below. When water turns up near a fireplace in this city, that lid and the flashing around it are the first places we look, well before anyone starts talking about the roof.

The other half of the equation is simply age. These units were built with a service life in mind, and a fair number of the ones still standing in living rooms here have quietly passed it. Warped refractory panels and opening seams at the firebox are not cosmetic complaints, and there is no honest patch for either.

Old brick, and the gas fitted into it

The masonry that does exist mostly came out of the same fast building years and was put up economically, because it had to be. Six decades of freeze-thaw announce themselves above the roofline first, in the crown and the top few courses, long before anything shows indoors.

This city also went over to gas early and with enthusiasm. Some of those conversions were done properly, with a listed insert and a liner run the full height. Others amounted to a set of logs dropped into an open fireplace and a clamp put on the damper. Which of those you have is genuinely worth knowing, and finding out takes about ten minutes with a flashlight.
