Dryer Vent Cleaning for West Jordan Homes

The two-story floor plan that dominates this city put the laundry room upstairs, in the middle of the house, as far from an exterior wall as it is possible to get. The duct pays for that decision.

Length and bends are the whole story

Dryer manufacturers publish a maximum equivalent duct length, and every elbow in the run counts against it as several extra feet. A ground-floor laundry venting straight through a wall behind the machine is nowhere near the limit. An upstairs laundry that has to travel across a joist bay, turn, climb through a chase and terminate at the roof is frequently over it before anyone adds a foot of flexible hose behind the dryer.

When a run is too long or too twisted, the air slows. Slow air drops the lint it was carrying, usually at the first elbow, and the deposit narrows the duct, which slows the air further. It is a loop that gets worse on its own, and it is why a dryer that was fine for eight years suddenly needs three cycles for a load of towels.

What that costs you before it becomes dangerous

Long before there is a fire risk there is a running cost. A restricted vent means longer cycles, more electricity or gas, more heat dumped into an upstairs hallway, and a dryer whose thermal cutout trips repeatedly until the element or the fuse gives up. Replacing a heating element is the expensive way to discover you had a blocked duct.

The fire risk is real too. Lint is fine, dry cellulose sitting in a hot, moving airstream, and Utah's dry winter air keeps it drier than it would be almost anywhere humid.

There is one small advantage to a city built in large repeating phases. After a few jobs in a West Jordan subdivision we generally know where the run goes and which elbow the plug is sitting in, because the house next door and the one on the street behind it were framed to the same plan.

How we clean it

We clean the full run rather than the first few feet, using rotating brushes on flexible rods driven from the appropriate end, with the vacuum capturing what comes loose. We check the exterior termination, because a flapper hood held shut by a lint mat or a screen the builder should never have fitted undoes everything else. And we replace the flexible transition behind the dryer with rigid or semi-rigid duct if what is there is foil concertina, which crushes flat the moment the machine is pushed back against the wall.

Licensed and insured. If the duct itself is undersized or badly routed we will tell you, because no amount of cleaning fixes a run that was wrong the day it was built.

Questions

Dryer Vents in West Jordan — common questions

Our laundry is upstairs and the dryer takes two cycles. Is the machine failing?

Check the duct first. An upstairs laundry in a two-story house usually has a long run with several bends, and that is where lint accumulates. A restricted vent produces exactly the symptom you describe and costs far less to fix than a dryer.

How often should the vent be cleaned?

Annually for a normal household, and more often if the run is long, if you dry bedding and towels frequently, or if there are pets in the house. Pet hair binds with lint and forms a mat that blocks a duct faster than lint alone.

Our vent goes out through the roof. Does that matter?

It makes the run longer and it puts the termination somewhere you will never inspect. Roof terminations also collect lint at the cap and are a common nesting site in spring, so they need checking as part of the clean rather than being taken on trust.

Can I just run a leaf blower up the vent from outside?

It moves the loose surface lint and leaves the packed deposit at the bends, which is the part that matters. It also tends to push debris further in. A brush on rods with a vacuum at the working end is what actually clears a duct.
