Why hard mortar destroys old brick

The oldest housing here is small, close-set and laid up in soft brick with lime mortar. That mortar was meant to be the weak part of the wall: it crushes and weathers so the brick does not have to. Modern portland-heavy mixes behave the opposite way, so when one of these stacks gets repointed with a bag off the shelf, the brick faces begin spalling within a few freeze-thaw cycles and the repair does more harm than the neglect did. Work on this housing stock is as much about matching what was originally there as it is about filling the gap.

Attached homes change the diagnosis

A large share of the buildings in this city are duplexes, townhomes and converted units, and that changes both how things vent and how you troubleshoot them. Flues and ducts run vertically through the structure instead of straight out through a wall, appliances in a tight envelope compete with bath fans and range hoods for makeup air, and a hearth that spills smoke may be reacting to something switched on two rooms away. We check what else in the building is pulling before we blame the chimney itself.

There is a quieter problem here too. Plenty of stacks were taken out of service years ago when a furnace was replaced, then simply left standing open. A retired flue still catches rain, still freezes, still drops mortar into the smoke chamber and still lets birds in through the summer. Capping one costs very little and it stops a slow structural loss that nobody is keeping an eye on.
