Metal, not masonry

A factory-built fireplace is a sealed appliance attached to a listed vent system, and it is only safe for as long as it stays assembled the way its manufacturer specified. Nothing spalls. There is no mortar to repoint. What fails instead is the joint between vent sections, the gasket around the glass, the chase cover at the top, and the flashing where the chase meets the roof. Those are inspection findings rather than sweeping findings, which is why we will sometimes tell a homeowner here that a sweep is not the service they need and there is no point charging for one.

Recent construction also hides a particular class of fault: the mistake made once, at the very beginning, that has simply been sitting there since. A vent run longer than the listing permits. A missing firestop. A chase cover built flat, so water stands on it instead of running off. None of those get worse on their own, but none of them repair themselves either, and on a house this age nobody has looked yet.

Flat, low ground

The lake side of the valley is the bottom of the bowl, and it is where cold air settles first once an inversion sets in. A very cold vent termination sitting in heavy, motionless air is the exact condition under which a marginal vent run begins to spill. On a gas appliance that reads as a pilot that will not stay lit, soot creeping across the inside of the glass, or a faint smell for the first minute after it fires.

It is open ground as well, with little between these rooftops and the weather crossing the water, so caps and chase covers here take wind from the side as much as from above.
