Dryer Vents in Vineyard Townhomes and New Builds

Two things are unusual about dryer ducts in a city this new, and both of them work against the homeowner.

A new duct is not necessarily a clean duct

The dryer duct is installed early in a build and then left open while the rest of the house is finished around it. Drywall dust, sawdust and the occasional piece of construction debris end up inside it, and unless somebody deliberately cleared the run before the appliance was connected, all of that is still there. Fine dust is exactly what lint sticks to. A house four years old can already have a duct performing like one twice its age, and the owner has no reason to suspect it.

Attached housing means long, hidden runs

Much of Vineyard is townhomes, stacked flats and narrow-lot houses, which puts the laundry somewhere interior and sends the duct on a journey. It travels through a chase between units or up through the structure to a roof termination, with several changes of direction on the way. Every direction change slows the air and drops lint, and the run is inside finished construction, so no one can look at it or reach it with anything from a hardware store.

What restriction actually does

A dryer is a heater and a fan working against the resistance of the duct. Add resistance and three things follow. Drying times go up, which most people notice. Operating temperatures go up, which shortens the life of the appliance and eventually trips its thermal cutout. And moisture that should have left the building stays inside it, which in a tightly built modern home shows up as humidity and condensation in the laundry area. The fire risk everyone thinks of first is real, but it is the last stage of a process with several earlier warnings.

How the visit runs

Rotary brushing on flexible rods with simultaneous vacuum extraction, worked from whichever ends the layout gives us. We check and clear the exterior termination, free the damper flap, and inspect the transition hose behind the machine. Where the termination is on a shared roof we arrange access ahead of time rather than turning up and finding out. At the end you should be able to feel strong, warm airflow at the outside hood, and that is the test worth applying to anyone who does this work.

Questions

Dryer Vents in Vineyard — common questions

The house is nearly new. Is this premature?

Usually not. Ducts are installed open during construction and collect dust from every trade that follows. If it has never been cleaned since the house was finished, the first clean is worth doing whatever the age on paper.

Our building has a shared roof. Who arranges access?

Tell us at booking and we will work it out with you. In most associations a resident can arrange contractor roof access with notice. It is the part of the job most likely to delay a visit, so it is worth sorting before the appointment rather than on the day.

Can lint from my dryer end up in a neighbor's duct?

It should not. Each unit should have its own dedicated duct to its own termination, and shared or interconnected dryer ducting is a defect rather than a design. If we find two appliances sharing a run we will document it, because it is something an association needs to know about.

How much airflow should there be at the outside vent?

Enough that it is unmistakable with your hand held near the hood while the dryer runs, with the flap pushed fully open. A weak trickle, or a flap that barely moves, means restriction somewhere in the run regardless of how new the house is.
