Adding a Fireplace to a Vineyard House

The question is never whether a fireplace will fit in the room. It is where the exhaust is legally and sensibly allowed to leave the building.

Direct-vent technology is why a fireplace can now go almost anywhere. The appliance is sealed, it pulls its combustion air in through the outer wall of a coaxial pipe and pushes exhaust out through the inner one, and no chimney is involved. That freedom is what makes a hearth possible in a basement family room or a townhome great room that was framed without one.

Density is the constraint here

Vineyard was planned tightly. Lots are narrow, houses sit close to each other, and a lot of the housing is attached. Vent terminations have published minimum clearances to windows, doors, air intakes, soffits, decks, gas meters and grade, and on a narrow lot several of those constraints land on the same wall at once. A termination also has to be somewhere a person or a pet cannot touch it, because the cap gets hot, and somewhere its exhaust plume is not blowing directly at a neighbor's window.

This is why the first visit is a survey, not a sales call. We look at the wall you want the fireplace on, work out whether the vent can terminate there, and if it cannot we work out where it can and what that means for the room. Occasionally the answer is that the unit has to go on a different wall than you had pictured, and it is far better to hear that before anything is bought.

Choosing between styles

A traditional-format insert or firebox is the safe choice if you want the room to feel conventional. A linear unit reads as architecture rather than as a fireplace and suits the newer open-plan interiors most of this city was built with. The practical difference is heat distribution and how much wall you are prepared to give up. Both are available with sealed glass, a blower and a wall control, and both need the same disciplined venting.

Attached homes and associations

If the property is a townhome or condominium, expect an approval step. Anything that changes the exterior of a building, including a new termination cap on a wall or a new roof penetration, generally needs sign-off. It is not usually a problem and it is always easier before the work than after.

What we will not do

Install a unit where the termination cannot meet clearance, or route a vent beyond a manufacturer's published limits to make a job work. Those limits are what the listing was tested against, and exceeding them means the appliance in your house has never been tested in the configuration it is running in.

Questions

Installation in Vineyard — common questions

Can I have a fireplace in a basement?

Usually yes, with a direct-vent unit venting horizontally out through the foundation wall or vertically up through the structure. The controlling factor is the termination clearance to grade and to any window well, so it depends on how deep the basement sits.

How close can the vent be to my neighbor's house?

There are published clearances to property lines, openings and air intakes, and they vary by appliance and by local adoption of the code. It is a question we answer for your specific lot and unit rather than in general, because getting it wrong is not a small mistake.

Will a new fireplace actually heat the room, or is it decorative?

A sealed direct-vent unit with a blower puts real heat into a room and many people use one as zone heating. An older style open decorative appliance does not. If heat output matters to you, say so early, because it narrows the model list considerably.

How long does an installation take?

A straightforward direct-vent unit into an existing framed opening is typically a day or two once materials are on site. Cutting a new opening, running gas and electrical, and building a new surround takes longer, and the finish work is usually the part that sets the schedule.
