The fireplace in most of these houses is a listed assembly rather than a structure. A steel firebox, a particular multi-wall pipe, a cap and a termination were tested together and approved as one unit, and that carries a consequence homeowners are rarely told about at the time of sale. Parts are not interchangeable. Door glass has to be the ceramic panel cut for that model, not ordinary glass, because ordinary glass fails at firebox temperatures. Refractory panels have to be the ones molded for that box. Another manufacturer's pipe does not become the right pipe by fitting neatly.

While a model is still supported this is no trouble at all, and the repairs are inexpensive. The difficulty arrives once a unit has been out of production long enough that the supply of spares has dried up. At that point a cracked panel or a fogged pane stops being a small job and turns into a decision about replacing the appliance. We would rather raise that at the inspection than after you have paid for a diagnosis. What is usually not the problem here

There is very little solid masonry in this town. A chimney that reads as stone from the street is generally a veneer hung on a framed timber chase, with a metal flue running up the middle and an air gap between the two. None of that can be repointed, and there is no crown to rebuild, because what caps it is a folded sheet of metal. If a quote you have been given leans on masonry language, it is worth asking what was actually examined. The things that genuinely fail up there are the seams and fasteners in that cover, the flashing where the chase meets the roof, and the sealant behind the veneer, and all three have to be looked at from the roof rather than assessed from the driveway.
