What a Mapleton Chimney Inspection Looks At
Most of Mapleton's housing went up during the custom-build years, which means a lot of the chimneys here are now old enough to have problems but young enough that nobody has ever looked inside them.
An inspection is not a formality and it is not an upsell. It is the only way to see the parts of a chimney that are hidden by design: the inside of the liner, the smoke chamber above the damper, the flashing under the shingles, and the top of the crown. Everything that actually causes a chimney fire or a leak lives in one of those four places.
Why the age of Mapleton's housing matters
A large share of the homes here were built during the run of custom construction that filled in the old farm and orchard ground below the mountain. Those houses are now in the range where original components start reaching the end of their service life. Prefabricated metal chase tops rust through. Crown mortar that was floated thin instead of cast properly starts cracking. Stainless liners installed as part of a gas conversion twenty years ago can pull loose at the connector. None of that is visible from the living room, and none of it announces itself until water is coming through a ceiling.
The other pattern we see in larger custom homes is the multi-flue stack: two or three flues sharing one chimney structure, often serving a great room fireplace, a basement fireplace and sometimes the furnace. Shared structures fail in shared ways. A cracked crown over a three-flue chimney puts water into all three at once, and a liner that has dropped its top course can spill flue gas sideways into the neighboring flue rather than out the top.
Level 1, Level 2, and which one you need
A Level 1 inspection is the annual check: readily accessible parts, visual, appropriate when nothing has changed and the appliance is being used the same way it always has been. A Level 2 adds camera scanning of the flue interior and access to attic and crawl space where the chimney passes through, and it is what you want when the house is being sold, when the appliance is being changed, after a chimney fire, or after any significant seismic or structural event. If a real estate transaction is involved, ask for Level 2. A one-line Level 1 note is not going to satisfy anybody's underwriter.

We are selling our Mapleton house. Which level does the buyer's agent want?
Level 2. It includes interior camera scanning and is the standard for a change of ownership, so it will stand up if the buyer's inspector raises a question. A Level 1 visual check is not usually sufficient documentation for a sale.
Our home is only about twenty years old. Is an inspection worth it?
Yes, and that age is exactly when we start finding things. Chase covers, crown mortar and flashing all have service lives shorter than the house itself, and a chimney that has never been looked at in twenty years has never had those checked.
Do you have to be on the roof?
For most of an inspection yes, because the crown, cap and flashing can only be judged from up there. On a steep or snow-covered roof we will use other access where we can, and if conditions make it genuinely unsafe we will reschedule the rooftop portion rather than guess at it.
What if you find something serious?
You get the photographs and a plain explanation of the risk, and you are free to take that to anyone you like. We would rather you understood the problem than felt pressured into a same-day decision on work you have not had time to think about.
