Light use is not the same as low risk

A fireplace lit ten or fifteen evenings a winter builds creosote slowly, and it is easy to conclude from that it never needs sweeping. Deposit is only half the question. The other half is what has moved into the flue across the eleven months it stood idle and cold: birds, nesting material, leaves, and in a masonry chimney, fragments of mortar and brick that worked loose and dropped down the shaft. Those block a flue every bit as effectively as creosote, and they are the more common reason a first fire of the season pushes smoke into the room.

Infrequent burning has a second effect, which is that the appliance itself sits unused for most of the year. Gas valves stiffen, thermopiles weaken, dampers rust in whatever position they were left in. A unit that ran fine in February is not guaranteed to light in November, and none of that means the fireplace is broken in any interesting way.

Which trade your house actually needs

Older properties out toward the open ground on this side of the valley tend to have real masonry: brick or block stacks with clay liners, crowns that crack, joints that want repointing. Homes in the subdivisions built through the last couple of decades almost never do. Those are framed chases with a metal flue running up the middle, finished outside to match the rest of the house, and their failure points are the chase cover, the flashing and the vent joints.

The two jobs share a name and very little else. That is why the first thing we do on a repair call here is work out what is genuinely inside the chimney before anybody quotes a number for fixing it.
