What annual service actually includes
The burner comes out and gets cleaned, because ports block with dust and spider webbing and a partially blocked port burns with a lazy, sooting flame. The pilot assembly is cleaned and the thermocouple or thermopile is tested with a meter rather than judged by eye, so a component that is drifting toward failure gets caught while it is still convenient. The glass comes off, the gasket is inspected, and the inside of the glass is cleaned with a product that will not etch it. Logs go back in the exact positions the manufacturer specifies, because logs shifted even an inch can put flame impingement where it does not belong and turn a clean-burning unit into a soot producer. Then we check the venting from the appliance to the termination and confirm the unit is drawing properly under real operating conditions.
The part that is specific to living out here
Bluffdale still has a lot of open ground, unpaved drives and working acreage, and there is usually construction happening on a parcel nearby. All of that puts fine grit in the air. A direct-vent fireplace pulls its combustion air from outdoors through the outer sleeve of the vent pipe, so that grit arrives at the burner. It settles on the pilot hood, it coats the burner ports, and over a few seasons it changes how the appliance lights and how cleanly it burns. Homes on paved streets in the middle of the valley simply do not accumulate it at the same rate.
The wind is the other factor. Terminations here take direct gusts, and a termination cap that has loosened or corroded stops protecting the vent the way it was designed to. We look at the cap every visit rather than only when something has gone wrong.
When a unit is past serviceable
Gas appliances last a long time, but not forever. Cracked refractory panels, a firebox that has rusted through at the base, or a discontinued valve with no replacement available are all points where continuing to repair costs more than it returns. We would rather tell you that once than charge you three times for the same conversation.

Our gas fireplace has black soot on the glass. Is that normal?
No. Sooting means incomplete combustion, and the usual causes are logs that have been moved out of their specified positions, blocked burner ports, or a venting restriction. It is worth addressing quickly because soot on the glass usually means deposits elsewhere in the appliance too.
Do gas fireplaces really need annual service? Nothing burns dirty.
They do. Gas burns cleanly but the appliance still collects dust, the pilot components degrade with heat cycling, and the vent still needs verifying. Most gas fireplace failures we attend were preventable at a service visit the year before.
Can we smell gas faintly when it first lights?
A brief odor as unburned gas at the burner ignites can be normal. A persistent smell is not. If you can smell gas when the fireplace is off, shut the appliance valve, ventilate, and call the gas utility before you call us.
Is a pilot that stays lit all summer wasting money?
A standing pilot does consume gas year-round and it adds heat to the room in July, which is why many people shut it off in spring. The tradeoff is that a summer of sitting idle lets dust settle on cold components, so plan on a service visit before you relight in the fall.
