Chimney Inspections for Saratoga Springs Homes

New does not mean correct. In a city built this quickly, the faults we document are almost never wear. They are things that were wrong on the day the house was finished.

Speed leaves marks

Saratoga Springs went from open ground to subdivisions in a compressed period, and volume construction rewards pace. Most of what gets built that way is fine. The fireplace, though, is installed by one trade, closed in by another, and finished by a third, and it is one of the few systems in a house where the safety-critical parts are permanently hidden by the trade that comes after.

That is the reason inspections here find installation defects rather than age-related ones, and it is why a five-year-old house is worth inspecting at all.

What we most often document

Insulation pushed up against a vent pipe inside the chase, closing the clearance the manufacturer required. Missing or displaced firestops at the floor and ceiling penetrations. A chase cover that was cut slightly small, or seamed rather than folded, so it has been leaking gently since the roof went on. A storm collar without sealant, or with sealant that was applied to a dusty surface and never bonded. Vent sections from two different manufacturers joined together because that was what was in the truck.

Any of those can sit unnoticed for a decade. None of them announces itself from inside the room.

At a sale, the report is the useful part

Houses in this city change hands often, and buyers frequently ask about the fireplace because it is the one appliance nobody can assess by looking. We provide photographs from inside the chase and the flue, plus a written statement of condition, which either settles the question or gives you something concrete to negotiate with. It is harder to argue with a photograph of insulation resting on a flue pipe than with an opinion.

Scope, honestly

A Level 1 covers the visible and accessible. A Level 2 adds camera work inside the flue and inspection of concealed portions where access exists, and it is the right choice at a purchase, after any fire, and whenever an appliance is being changed. Where a defect is genuinely inaccessible without opening construction, we will say so in the report rather than implying we saw it. A report that overstates what was examined is worse than no report, because it gets relied on.

Questions

Inspection in Saratoga Springs — common questions

The builder warranty has expired. Is it too late for an inspection to be useful?

It is still useful, because knowing about a clearance problem or a leaking chase cover matters whoever pays for it. Some issues remain arguable with a builder past the standard warranty period depending on the circumstances, and a dated report with photographs is the only thing that gives you that conversation at all.

Nothing is wrong with our fireplace. Why inspect it?

Because the failure modes we find in houses of this age produce no symptoms in the room. Reduced clearance to framing, a missing firestop and a slowly leaking chase cover all feel exactly like a fireplace that works. The point of the inspection is that the room cannot tell you.

Do you need to cut into the wall to inspect the chase?

Usually not. Most chases can be assessed through the appliance opening, from the top after removing the cover, and with a camera, and that combination covers the majority of what matters. Where something can only be confirmed by opening up construction, we tell you that and let you decide rather than doing it unasked.

Can you inspect a fireplace in a townhome?

Yes. Attached homes add a couple of considerations, because the chase and the roof penetration may be shared or adjacent and access can involve the association. We will tell you what we can reach and what needs permission, so nobody is surprised on the day.
