Before your builder warranty runs out

This is the piece of advice we give most often in Lehi and the one people most often wish they had heard sooner. If your home is new, get the fireplace and its venting inspected before the warranty period ends. A house completed at speed can carry small omissions that nobody would ever see: a firestop missing where the flue passes a floor, a vent section not fully locked together, insulation packed against a pipe that requires an air gap, a chase cover left off or fitted upside down. None of those stops the fireplace working on day one, and all of them are the builder's problem while the warranty is live and yours the day after.

Buying and selling

Inspection windows here are short and everyone is working to a hard date. Say what your deadline is when you book and we will tell you honestly whether we can meet it. What you get is a written report with dated photographs and camera footage of the flue, which is what a lender, an insurer and the other side's agent will all accept. A verbal all-clear is not worth anything in a transaction.

What separates a Level 1 from a Level 2

Level 1 is visual, for a chimney with a known history being used as it always has been. Level 2 adds a camera down the full flue and a look at accessible concealed runs, and it is the correct choice any time the property changes hands, the appliance or fuel changes, or the chimney has been through an event such as a fire or a serious storm. For a purchase in Lehi, ask for Level 2 and do not be talked out of it.

Older homes near the original grid

Different problem entirely. There the questions are whether the flue is lined, whether the liner still holds together, and whether a modern appliance has been connected to a chimney built for a completely different fuel. A camera settles all three, and it settles them before you light anything rather than after.

Our house is three years old. Is there anything to find?

Frequently, yes. The defects we see in newer construction are installation details rather than wear, and they are exactly the sort of thing that gets missed when trades are working quickly. It is a short inspection and it either clears the appliance or catches something while it is still cheap.

We close in eight days. Can you get there?

Often we can. Real estate deadlines get priority in our scheduling because they cannot move. Call with the date rather than emailing, and we will give you a straight yes or no rather than a maybe.

Does an inspection cover the gas fireplaces as well as the wood one?

It should, and ours does. A sealed gas appliance is inspected differently from a wood flue, but the vent run, the terminations and the appliance condition all get looked at and photographed for the report.
