Gas Fireplace Servicing in Midvale

The most neglected gas fireplaces we see in Midvale are not the old ones. They are the newer ones, in newer buildings, whose owners have never been told they need anything.

New does not mean exempt

A direct-vent gas fireplace installed in a townhome eight years ago has burned fuel indoors every winter since, and everything that makes that safe is a serviceable component. The pilot assembly collects dust. The glass gasket hardens and stops sealing, which on a sealed unit is not cosmetic because the seal is what keeps combustion products in the firebox. The blower collects lint and its bearings wear. The vent terminal outside gathers whatever blows against it. None of that announces itself.

What a proper service covers

Gas isolated, glass removed, burner and pilot cleaned and the orifice cleared, thermopile and thermocouple output measured with a meter rather than judged by eye, valve and safety shutoff tested, gas pressure verified, gasket inspected, logs reset to the manufacturer's placement diagram, blower cleaned, firebox vacuumed, and the terminal outside checked and cleared. Then it runs while we watch the flame pattern settle, because a flame that looks correct from cold can look wrong once the firebox reaches temperature.

Log placement is engineering, not styling

Every log set ships with a diagram and the positions on it are deliberate. Move a log and flame lands where it was not designed to land, which produces incomplete combustion, soot on the ceramic and eventually carbon on the burner ports. If your fireplace started sooting after someone tidied the logs, that is very likely the entire explanation.

Terminals in dense developments

Where units sit close together, vent terminals sit close to walkways, planting beds and each other. We find them behind shrubs that grew in over a few seasons, packed with cottonwood fluff in early summer, and occasionally with a neighboring dryer vent discharging toward them. All of that affects an appliance that draws its combustion air through that same opening.

The symptoms not to postpone

Sudden heavy sooting, an exhaust smell in the room, or a carbon monoxide alarm activating. Stop using it and call. Everything else on this page can wait for a scheduled appointment; those three cannot, and we will shut off and tag an appliance rather than leave it running while we order a part.

Questions

Gas Fireplace in Midvale — common questions

Our fireplace is only a few years old. Does it really need annual service?

Yes. Age is not the variable, hours of operation are. Pilot assemblies foul, gaskets harden and vent terminals get obstructed on a schedule that has nothing to do with how new the building is.

There is soot building on the inside of the glass.

That is incomplete combustion, and the most common cause is logs that have been moved out of their designed positions. Restricted combustion air from a blocked terminal is the other likely reason. Both are fixable, and both get worse if left.

Can you service a fireplace in a condo without disturbing the neighbors?

Almost always. The work is inside your unit plus a look at the exterior terminal, and it is quiet. If the terminal is in a location that needs association access, we will tell you in advance so it can be arranged.

What is the right time of year to book?

Late summer or early fall, before the heating season. Once the cold arrives the appliance is in daily use and the schedule fills, so a fault that could have been a routine visit becomes a wait.
