Which level you actually need
A Level 1 covers the readily accessible parts: firebox, damper, the visible exterior, the accessible portions of the flue. It is the right call for a fireplace you have used and maintained without incident. A Level 2 adds a camera run down the full flue and a look wherever the chimney passes through concealed space. Renovated houses hide the interesting faults
Few places in Salt Lake County have seen as much down-to-the-studs work as Holladay, and a chimney that was correct as built can quietly stop being correct. A gas line gets routed through the chase. A decorative stone surround goes up hard against a firebox that needed clearance to combustibles. An addition changes the roofline so the flue no longer terminates high enough above it. None of those show themselves from the driveway. They show in the attic, in the crawl space, and on the camera.

General home inspectors are generalists, and most reports say plainly that the chimney was outside their scope. That sentence is what sends people to us mid-transaction. What you get back is a written record of what was there on the day, with images attached, and no pressure attached to it. If a 1958 flue is sound and only wants sweeping, the report says that.
What an inspection cannot promise
A crown can look perfect while the first clay tile under it is split. Hairline separations can close up when the masonry is cold and open when it is hot. We are honest about that: an inspection is a careful, documented snapshot of a specific day, not a warranty on the next twenty years. Transaction work is the majority of what we inspect, so we keep room for it. The written report with images normally follows within a day of the visit, which is what agents and buyers need to keep a deadline.
The fireplace has not been used in fifteen years. Is an inspection worth it?
It is the case where it matters most. Long-unused flues collect nests, and dampers seize open or shut. Lighting a fire to find out is the expensive way to learn what is up there.
Do you inspect chimneys that only vent a furnace or water heater?
Yes. Older Holladay homes often vent appliances into an original masonry flue, and a deteriorating liner there is a carbon monoxide question rather than a fire one. It gets the same camera and the same written report.
Will you quote repairs off your own inspection?
We will, but the report and the quote are separate documents and you are free to take the report elsewhere. Writing a report that exists to justify work is how this trade earns its reputation, and we would rather not.
