What a Heber City Chimney Inspection Covers
Most of the inspections we do in Heber City are attached to a decision: someone is buying, someone is selling, or someone has just inherited a fireplace they know nothing about and would like to light it without guessing.
An inspection is not a sweep with a clipboard. It is a survey of a system, and the point of it is a written record you can hand to a buyer, an agent, an insurer or your future self.
What the three inspection levels mean
A Level 1 is the visual pass: firebox, damper, accessible flue, the exterior of the stack, the clearances we can see. It is the right scope for a fireplace that has been used normally and has no symptoms. A Level 2 adds a camera run down the full length of the liner and a look at attic and crawl space penetrations, and it is what the standards call for whenever a property changes hands, an appliance changes, or something has happened, such as a chimney fire or a lightning strike. A Level 3 opens up structure to reach something the camera could not see, and it is rare. We do not sell you one you do not need.
Why Heber sales lean on Level 2
A great deal of the housing in this valley is used part of the year rather than all of it, and much of it has changed hands recently. That combination produces a specific problem: nobody in the transaction has actually watched the fireplace run through a full cold season. The seller may have burned in it twice. The buyer is inheriting a flue with no history at all. A camera run is the only way to replace missing history with something factual, and where the appliance will be worked hard from September through spring, it is worth the extra hour.
What we are actually looking for up here
Liner joints and cracks come first, because a long heating season and hard freeze cycling are unkind to clay tile. Then the smoke chamber, where old parging fails and where a badly built corbel creates the turbulence that starts a creosote problem. Then the crown and the cap, because snow sits on a crown here for months and water that gets into a crack has a long time to freeze and open it further. In newer builds we check the chase top, the storm collar, and whether the vent pipe still has its required clearance to framing, which is the most common defect we find in factory-built systems.
The written record and the photographs
Photographs, camera stills where we ran one, and a written summary that states what is safe to use, what needs work, and what can simply be watched. If it passes, we say so and we do not manufacture repairs. If it does not, you get the reason and the picture that shows it, so you can get a second opinion without starting over.

We are buying a house in Heber City. Which level of inspection do we need?
A Level 2. Any transfer of property is one of the situations the standard calls for it, and on a home that has only been used seasonally it is the only way to learn anything real about a flue with no service history.
Is an inspection included when you sweep?
A visual assessment is part of every sweep and we photograph what we find. A formal documented Level 1 or Level 2 report, with camera footage, is a separate scope and we price it separately.
The fireplace has never been used since the house was built. Does it still need inspecting?
Yes, and unused is not the same as sound. Construction debris left in a flue, a crushed or missing cap, a damper that was never freed, and nesting animals are all things we find in fireplaces that have never had a fire in them.
Can you inspect a wood stove or an insert, not just an open fireplace?
Yes. Inserts and freestanding stoves get the same treatment, and they often need it more, because the liner that connects them is easy to install badly and impossible to judge without a camera.
