Independence Chimney and Wood Stove Inspections
The appliance you inherited with the house was installed by somebody, at some point, possibly without a permit and possibly by the previous owner over a weekend. An inspection is how you find out which.
Owner-installed appliances
Wood stoves are the most commonly self-installed heating appliance there is, and in mountain communities that is even more true than elsewhere. Most of those installations are done carefully by capable people. A meaningful minority contain one of a small set of recurring problems, and all of them are serious.
The first is clearance. Every listed appliance has required distances to walls, floors and ceilings, and those distances assume the specific shielding the manufacturer tested. Moving a stove eight inches closer to a wall than the label allows is not a margin being eaten into, it is the condition the label was written to prevent. The second is single-wall connector pipe passing through a wall or a ceiling, which needs a listed thimble and almost never has one on a homemade install. The third is a hearth pad that looks substantial but has no listed ember protection or thermal rating behind it. The fourth is a chimney that is simply too short for the roof it comes out of.
The insurance conversation
Insurers in wildland-adjacent parts of Utah increasingly ask about heating appliances and about the condition of the property. We cannot tell you what your carrier will accept, and anyone who promises you a specific outcome is guessing. What we can give you is what carriers generally want to see: a dated, written inspection by a licensed and insured contractor, with photographs, stating the condition of the appliance and the flue. That document has more weight than a phone conversation.
Levels of inspection
A Level 1 covers everything readily accessible and is right for a system with known history and no symptoms. A Level 2 adds a camera run of the entire flue and a look at concealed penetrations, and it is the correct scope for a property purchase, an appliance change, or a system whose history nobody knows. Level 3 involves opening structure and is genuinely rare.
What to do with the report
Read the safety items first, the maintenance items second, and ignore any inspector who does not separate the two. Ours is written so you can act on it, get a second opinion on it, or file it, without needing us in the room to interpret it.
Questions
Inspection in Independence — common questions
We bought a house in Independence with a wood stove already in it. What should we do first?
Get a Level 2 inspection before lighting it. An installed appliance with unknown history is the situation that scope exists for. The camera run tells you about the flue, and the visual assessment tells you whether the clearances, the connector and the hearth are what the appliance requires.
Our insurer is asking about the wood stove. Can you provide documentation?
We provide a dated written inspection with photographs from a licensed and insured contractor, describing the condition of the system. That is normally what is wanted, but requirements differ between carriers and we will not promise you an outcome. Ask them exactly what they need before we come out.
What if the stove was installed without a permit?
It is a common situation and it is not automatically a disaster. The inspection assesses the installation on its merits: clearances, connector, hearth protection, flue. If it is sound, that is worth having in writing. If it is not, you will know precisely what needs correcting.
Is my chimney tall enough?
The general rule is that it should extend at least three feet above the point it exits the roof and at least two feet above anything within ten feet of it. Terrain matters too on a sloping site, and a chimney that satisfies the numbers can still draft badly if higher ground sits close behind it.
