Four months under snow

Charleston is valley-floor farm ground, low and open and slow to warm, and masonry down here stays cold and wet for months at a stretch.

A chimney crown down on the Wasatch Front sheds a snowfall in a day or two. Up here a crown can carry snow from December into March, and every warm afternoon that snow melts a little and soaks into whatever it is sitting on before refreezing that night. Masonry that never gets a chance to dry out is masonry that is saturated for the entire period it is being frozen, and saturated masonry is where damage comes from.

That is why crown failure is so common in the Heber Valley and why it is worth treating as the priority repair. A crown should be a cast concrete slab, sloped to shed, overhanging the brick by an inch or more with a drip edge on the underside, and separated from the flue tile with a flexible joint so the two can expand at different rates. A great many crowns are none of those things: a flat skim of mortar troweled flush with the brick, cracked within a decade.

North faces and the sides that never see sun

Ask which face of a chimney is failing and the answer here is usually the north side. A south face gets low winter sun for a few hours and dries. A north face at this latitude and elevation may not dry at all between November and April. When we quote repointing we look hardest at the shaded elevation, because that is where the joints have gone even when the sunny side still looks sound.

What repair looks like, and the season for it

Open joints get raked back to sound mortar and repacked with a mix compatible with the original, which for older work means something softer than modern mortar rather than harder. A cracked crown gets cut off and recast properly. Where flue tiles have cracked, a stainless liner is almost always a better answer than rebuilding the flue in masonry, and it can be installed in weather that mortar work cannot.

That last point matters for planning. The window for masonry at this elevation is genuinely short, and mortar that freezes before it cures is ruined. Chimney Repair in Charleston — common questions

The top of our chimney is cracked all the way across. Can it be patched?

A hairline crack can be sealed with a flexible crown repair coating and will buy you several seasons. A crown broken into pieces or lifting at the edges is past that, and recasting it properly is the repair that actually ends the problem.

Why is only one side of the chimney damaged?

Almost always because that side stays wet. A shaded elevation at this elevation and this latitude can hold moisture from first snow to spring, while the sunny face dries out between storms. The wet side takes the freeze damage and the dry side does not.

When can masonry work actually be done here?

Broadly late spring through early fall, depending on the year. Mortar and cast crowns need to stay above freezing while they cure, and work laid too late in the season fails in its first winter. Liner and metal work is far less weather dependent.

Should we tarp the chimney over winter if repairs have to wait?

A properly secured cover can stop further water entry through an open crown, and in a bad case that is worth doing. It has to be fitted so it cannot trap moisture against the masonry or blow off in a storm, and it is a holding measure rather than a repair.
