Repairing Midway Chimneys Without Damaging the Masonry
Midway has masonry that a modern repointing crew can genuinely ruin. Soft stone and hard mortar are a bad combination, and the damage does not appear until years after the invoice is paid.
Hard mortar on soft stone
The old building here used a lot of local stone, and much of it is soft and porous. That matters for repair because of a principle that gets forgotten constantly: the mortar in a wall is meant to be the sacrificial element. It should be softer than the units it joins, so that when the wall moves and when water tries to leave, the mortar takes the damage and the stone does not.
Modern portland-rich mortar is harder than a lot of the stone in the older parts of town. Repoint soft stone with it and the wall can no longer breathe or move through the joint. Moisture that used to escape through the mortar now leaves through the face of the stone instead, and it takes the face with it when it freezes. You get joints that look immaculate between stones that are visibly eroding. It is a repair that destroys what it was supposed to protect.
The answer is a lime-based mix matched to what is already there in strength, not just in color. We will test rather than guess, and on genuinely historic fabric we would rather do less and do it correctly.
What newer Midway chimneys need instead
Most of the building here is not historic, and the failures are different. Wide stone-veneer stacks present a large flat top surface that collects snow, and if the crown was formed as a flat wash rather than a sloped slab with an overhang and a drip edge, it holds meltwater against the joint for months. Cracked crowns are the single most common repair we quote in newer construction, and they are the cheapest thing on the list to fix before the water gets into the assembly below.
Freeze-thaw, and where it concentrates
Water in masonry, ice in the pore, face off the stone. The valley cycles across freezing repeatedly through the winter rather than sitting frozen, so it happens more here than the annual temperature range suggests. It concentrates at the top of the stack, on the weather side, and anywhere a detail holds water rather than shedding it: a flat cap surface, a joint left with a concave depression, flashing that was caulked instead of counterflashed.
What we can and cannot do in winter
Mortar needs above-freezing conditions to cure properly, so real masonry work waits for the season. Through the winter we can cover, seal and stabilize so the problem does not compound. We will not lay mortar in the cold and call it repaired.

Someone repointed our old stone chimney and the stone now looks worse than the joints. What happened?
Almost certainly mortar harder than the stone. When the joint stops being the softest part of the wall, moisture and movement are forced through the face of the stone instead, and the stone erodes. Correcting it means carefully removing the hard mortar and repointing with a properly matched lime mix.
Can you match the stone on an older Midway chimney?
We match as closely as the material allows and we are honest about the limits. Local stone varies and weathered faces cannot be reproduced from new material. In most cases the better outcome comes from saving and resetting the original stone rather than replacing it.
How do I know if my crown is cracked without getting on the roof?
You often cannot see it, but you can see the consequences: staining on the chimney face, damp on the ceiling or wall around the chimney, white efflorescence on the brick or stone, or rusty streaks below the cap. Any of those is worth a look from someone with a ladder and a camera.
Is a full rebuild ever the right call?
Sometimes, above the roofline, where the top courses have taken decades of weather and are no longer holding together. Below the roof, chimneys are usually repairable. We would rather scope the smallest repair that will actually last than sell a rebuild that was not needed.
