Fireplace Repairs in Lindon, and When to Stop
Lindon filled in steadily from the seventies onward, which spans exactly the era of the factory-built metal fireplace, and a good share of the units in town went in with a build or a remodel in those decades. They were designed with a service life, and quite a few of them have reached it.
How to tell what you have
Look inside the opening for a metal data plate, usually on a side wall or behind the lower louver. If there is one, you have a factory-built appliance rather than a masonry fireplace, and everything about the repair changes. A masonry firebox is rebuilt with refractory materials. A metal one is repaired with parts made for that exact model by that exact manufacturer, and only those parts are legal to use in it.
What we can usually fix
Cracked or crumbling refractory panels, where the panels are still available. Doors and glass. Gaskets, which harden and flatten with heat cycling and are the cheapest useful repair there is. Blowers and their controls. Dampers that have seized or warped. Gas log sets, valves, thermopiles and pilot assemblies. On a masonry fireplace, open joints between firebrick, which get repaired with refractory mortar rather than the ordinary kind, and a damaged or missing smoke chamber parge.
What we cannot fix, and will not pretend to
A firebox shell that has rusted through, a chimney section that has been crushed or corroded, or a unit whose manufacturer no longer exists and whose panels have not been made in twenty years. There is no legitimate substitute for a listed component. Fabricating something to fit voids the listing, and the listing is the entire reason the appliance is allowed to sit that close to your framing.

Replacement is often smaller than people fear
The word replacement sounds like construction. In practice, dropping a modern sealed insert into an existing opening is frequently a day's work with the existing chase and surround left alone, and it usually produces far more heat than the original ever did. It is worth getting the number before assuming you cannot afford it.
Smoke and draft complaints
Those we treat separately, because they are usually not the fireplace at all. A blocked cap, a partially closed damper, a flue that has never been swept, or a house pulling air down the chimney because the extractor fans are winning. We work through those in order rather than selling you parts.

Our fireplace is from the eighties. Is it unsafe to use?
Not automatically. Plenty of units from that era are still sound. What matters is the condition of the refractory panels, the firebox shell and the chimney sections, and that needs somebody to look rather than to guess from the age.
The panels inside are cracked. Can they be patched?
Hairline cracks are often monitored rather than repaired. Wide cracks, missing corners or crumbling faces mean replacement, because those panels are what keep heat off the metal and the framing behind it. There is no approved filler that substitutes for a panel.
The manufacturer went out of business. What are my options?
Generic parts such as gaskets, glass and blowers can sometimes be sourced. Model-specific castings usually cannot. If the missing part is a safety component, the honest answer is replacement rather than a workaround, and we will tell you that rather than string it out.
Can you look at it and give me a price before I commit?
Yes. The visit starts with finding the fault and photographing it, and the price follows from what is actually wrong. Nobody should be paying for a sequence of guessed-at parts until one of them happens to work.
