The tall, open great room that makes a house up here feel right is also the room that is hardest to heat with a fireplace. That is a solvable problem, but only if it is addressed at the design stage.
Heat that goes straight up
Warm air rises, and in a room with a twenty-foot vaulted ceiling it rises well above head height and stays there. A fireplace sized by the room's floor area will feel underwhelming at the sofa while the loft above it is uncomfortably warm. The way round it is not a bigger appliance. It is a unit with a blower that pushes heated air out horizontally rather than relying on convection, combined with ceiling fans run in reverse at low speed to bring the warm layer back down. We would rather explain that before you buy than after.
The flue has to clear a steep roof
Code sets the termination height: the flue must extend a minimum distance above the point where it passes through the roof, and it must also be at least two feet higher than anything within ten feet of it, including the ridge. On a steep-pitched roof, a chimney placed part way down the slope can easily be ten feet from a ridge that is much higher than it is, and the flue then has to be tall enough to satisfy that rule.
The consequence is real and worth knowing early: put a fireplace on the wrong wall and you buy a very tall chimney with bracing to hold it up, which costs money and looks like an afterthought. Put it on the right wall and the flue is short and simple. That decision is made on a floor plan, not on site.
Fuel and setup on a rural property
Daniel is propane country rather than natural-gas country, and it sits better than a mile above sea level, so confirm both of those before specifying anything. A house on propane needs the appliance ordered or converted for propane, with the correct orifice and regulation, and many gas appliances also require a high-altitude adjustment at this elevation. Neither is optional and neither is something to sort out on installation day.

Why does our neighbor's chimney look so much taller than the roof needs?
Almost certainly the ten-foot rule. A flue has to terminate at least two feet above anything within ten feet of it, and on a steep roof a ridge that distance away can be well above the chimney's penetration point. The height is code, not decoration.
Will a fireplace heat a room with a vaulted ceiling?
It can, with the right unit and some help with air movement. Choose a model with a blower rather than relying on convection, and run ceiling fans in reverse at low speed so the warm layer at the top comes back down. Sizing alone will not solve stratification.
We want a fireplace on an interior wall. Is that possible?
Yes, though it means a vertical flue run to the roof rather than a wall termination, which involves a chase through the upper floor and a roof penetration. It is a bigger job than an exterior wall but it is routine when it is planned in from the start.
How far ahead should we book an installation?
Earlier than most people expect, particularly for work that involves a roof. Appliance lead times vary and the weather window for exterior work at this elevation is limited, so a fireplace wanted for December is a summer conversation.
