Chimney and Chase Repair in Eagle Mountain, UT

Ask most people what chimney repair means and they picture repointing brick. In Eagle Mountain that is rarely the job.

There is not much solid masonry out here to repair

This city was built almost entirely after the mid-1990s, and by then nobody was laying full-depth brick chimneys on tract housing. What looks like a chimney on the outside of an Eagle Mountain home is usually a wood-framed chase carrying a metal flue, finished in stucco, siding, or a thin stone or brick veneer hung on the frame. That changes the whole nature of repair work. There are no mortar joints holding the structure up, so nothing collapses the way an old stack does. Instead, water gets in somewhere near the top, runs down inside the frame, and does its damage where you cannot see it: rotting sheathing, rusting the flue pipe from the outside, and eventually staining a ceiling.

The veneer is its own story. Thin stone and brick veneer is only as good as the mortar bed and the flashing behind it, and freeze-thaw here is aggressive. Water that gets behind a veneer panel freezes overnight, expands, and pushes the panel off the wall a fraction of a millimeter at a time. By the time a stone falls into the flowerbed, the ones around it are usually loose too. Reattaching the one that fell is not a repair. We take back to sound substrate, correct whatever let the water in, and reset from there.

The chase cover is the part that actually kills these systems

The flat lid on top of a chase should be sloped so water runs off, hemmed at the edges so it drips clear of the siding, and made of stainless steel. A lot of them are none of those things. A flat galvanized cover holds a puddle in the middle, the zinc coating gives out, and it rusts through. Then every rainstorm and every snowmelt pours down the outside of the flue pipe into the framed cavity. The tell is a rust stain running down the chase from under the cover, or brown water marks on the outside of the firebox. A stainless replacement, sloped and cut to fit, is a one-visit job and it ends the problem permanently.

Wind exposure makes the flashing work harder

Eagle Mountain sits out in the open on the west side of the valley with very little mature tree cover to break the wind. Driving rain here does not fall straight down onto a roof, it moves sideways into the joint between the chase and the roof plane. Step flashing that would be adequate in a sheltered neighborhood leaks here. When we find a chase leaking at the roofline, we are usually looking at counterflashing that was surface-sealed with caulk rather than let into the wall or lapped correctly under the finish. Caulk is a two-year fix on a twenty-year problem.

Questions

Chimney Repair in Eagle Mountain — common questions

Stones have started falling off my chimney chase. Can you just glue them back?

We can, but it will happen again. Veneer falls off because water got behind it and froze, so the real repair is finding the entry point, usually the chase cover or the flashing above, then resetting the loose area onto sound substrate.

How do I know if my chase cover has failed?

Look for a rust-colored stain running down the outside of the chimney from just under the top, or water marks inside the firebox after a storm. If you can get a look at the top, a cover that is flat rather than sloped and holds a puddle is on borrowed time.

My chimney is stucco and it has cracked. Is that serious?

It depends where. Hairline cracking in a stucco field is common and usually cosmetic, but a crack at a corner, at the roofline, or anywhere water can track behind the finish lets moisture into the framing. We would want to look before deciding.

Do you do actual brickwork, or only chase repairs?

Both. There is real masonry in this area, mostly on custom builds and larger lots, and we repoint, rebuild crowns and rebuild stacks. It is simply not the majority of what an Eagle Mountain address needs.
